Here is how Flat Fee MLS works
If you list your property for sale the old fashioned way, you usually pay a commission
of 5-7% of your home's value to a real estate agent. Under this traditional model
you have to pay the same commission whether the listing agent sold the home, another
agent sold it for them or even when you find the buyer on your own!
This commission is then split between listing broker and buyer’s broker. So in case
of 6% commission, 3% goes to listing broker and 3% goes to buyer’s broker.

If an agent sells your home, you pay just the "buyer's agent" portion of the commmission
(usually 2-3%).
If you sell your home directly to a buyer without a "Buyer's Agent", you pay no commission!
Once your home is listed through mls4tx.com, all of the real estate agents in your
area will be notified that your home is on the market through the Realtor® MLS system.
And, your home's photo and information will appear on the top real estate Internet
web sites in the country like, REALTOR.COM, as well as 100's of the local and regional
websites, gaining exposure to millions of buyers.

Why do I need MLS?
Nationwide,
75%-85% of all homes are sold through the MLS system.
When your property is placed on the Multiple Listing Service, all real estate agents
that subscribe to the service in the area (which are the vast majority) will have
instant access to the property information.
If you do nothing else but list in the MLS, you've got an excellent chance of selling
your home. That's because the MLS gives your home direct exposure to the largest
group of home buyers available - those working with REALTORS®.
What many people don't know is that they can have the benefits of the MLS without
paying a high commission.
